A working review of home cleaning equipment

Home cleaning equipment brands are not ranked here. Fifteen purchase decisions, the failure mode hiding in each, and a supplier scorecard you fill in yourself.

What to take away

  • No manufacturer is named or ranked on this page. Nobody here has run two units side by side under matched conditions, and a ranking without that is decoration.
  • The brand is the least informative thing about a purchase. Fifteen decisions below matter more, and every one of them is checkable before you spend.
  • Score suppliers on parts, documentation, service turnaround and how long a model line has been supported. Those four predict cost of ownership better than any badge.
  • Keep a failure log for a year. It produces a better supplier ranking than any published list, and it is about your homes.
  • Standardize within a class, not across the whole kit. Loyalty to one maker across every category costs money.

Equipment suitability depends on the homes you actually clean, the surfaces in them and the people carrying the machine. Follow the manufacturer's instructions, and take chemical and protective equipment decisions from the product label and safety data sheet.

Why nobody is ranked

Cleaning equipment gets ranked constantly, usually by reference to specification sheets and price. Neither predicts what a machine costs you over three years.

What decides that is mundane. Whether a belt arrives in two days or three weeks. Whether the filtration claim holds up after two hundred hours. Whether a cleaner can carry it up a flight of stairs at four in the afternoon without hurting themselves. Whether the model still exists in eighteen months when you want a matching second unit.

None of that appears in a brand ranking, and all of it appears in your own maintenance log. So this page gives the fifteen decisions and the scorecard instead, and leaves the names to you.

The fifteen decisions

  1. Vacuum body type. Upright, canister, backpack or stick. Decided by the flooring mix and the stair count in your actual homes. Failure mode: buying one type for a service area with mixed housing stock.
  2. Filtration level. Decided by whether you serve households with allergies or pets. Failure mode: a machine that lifts dust and redistributes it, which reads to the customer as bad cleaning.
  3. Carrying weight. Decided by stairs and by the physical demands you are willing to place on staff. Failure mode: an injury cost that dwarfs the purchase saving.
  4. Cord length and cord handling. Failure mode: a short cord means more outlet changes per room, which is minutes per home, every day, forever.
  5. Noise level. Occupied homes are the normal case in residential work. Failure mode: a machine that makes the visit unpleasant and shortens the welcome.
  6. Brush roll control. Whether it can be turned off for hard floors and delicate rugs. Failure mode: damaged flooring, which is a claim rather than a complaint.
  7. Bag or bagless. Bagged units contain dust at disposal. Bagless units have a recurring cost of zero and a dust exposure at every empty. Failure mode: choosing bagless for the saving and then emptying it indoors.
  8. Mop system. Flat microfiber with per-room pads, or bucket and mop. Failure mode: buying the pad system and not buying enough pads, which silently reverts you to the old method.
  9. Cloth quantity. Not a brand decision at all, and the one most often under-bought. Failure mode: the color-coded system quietly collapsing after lunch.
  10. Extension and reach tools. Failure mode: cleaners standing on furniture, which is both an injury and a damage risk.
  11. Caddy and cart dimensions. Must fit a residential doorway and a stair turn. Failure mode: a cart that lives in the vehicle because it does not fit anywhere.
  12. Chemical dispensing. Ready-to-use bottles, or concentrate with a dilution system. Concentrate is cheaper per use and adds a labeling and training obligation. Failure mode: decanted containers with no label.
  13. Personal protective equipment. Gloves suited to the actual chemistry, eye protection, knee protection. Failure mode: gloves chosen for comfort rather than for chemical resistance.
  14. Vehicle securing. Failure mode: a chemical container that tips in transit and is discovered by smell.
  15. Spares holding. Which parts you keep on the shelf. Failure mode: a two-dollar belt taking a crew off the road for a week.

Notice how few of those are answered by a brand name. The first eight are answered by the local market you serve and the housing stock in it, and several of them are answered by who you can train to use it.

The supplier scorecard

Ask every supplier the same questions in the same words, and put the answers in one table. Differences appear quickly, and the exercise takes an afternoon.

Which wear parts do you stock, and what is the shipping time? Named parts, a stated turnaround, no hedging
Where is the nearest authorized service center? A place you can drive to
How long has this model line been supported? Years, with a successor path
What does the maintenance schedule require, and how often? A written interval per part
What is the warranty, and what voids it? A document, not a sentence
Can I try a unit in one of my homes before committing? Yes, or a clear reason why not

A supplier who answers all six plainly is worth more than a discount. A supplier who answers the first with a catalog link is telling you what the third year will feel like.

Building your own ranking from a failure log

This is the part that produces a real answer.

For every piece of equipment, log the purchase date, every failure with its date and cause, every part ordered with how long it took to arrive, and the date it was retired. One line per event, in whatever system already holds your job records.

After a year you can calculate, per unit, the cost of ownership per productive hour and the days lost to downtime. That gives you a ranking of the makers you have actually bought from, in your homes, with your crews. It is narrow, and it is real, which is the opposite of a published list.

Safety belongs in the purchase decision

Two of the fifteen decisions above exist to control hazards rather than to speed the work. Protective equipment and chemical dispensing are not comfort choices.

Carrying hazardous products makes the employer responsible for a written hazard communication program, intact labels, available safety data sheets, and training on the hazards, as set out in the Occupational Safety and Health Administration: Hazard Communication Standard. A concentrate system that saves money on chemistry adds a secondary-container labeling duty; budget for the labels and the training as part of the purchase.

Common questions

Is it worth standardizing on one manufacturer?

Within a class, usually: shared parts, shared training, one supplier relationship. Across every class, no. It means buying somebody's weak product because it matches their strong one.

Are commercial-grade machines worth the premium for residential work?

Often, for vacuums, because the failure that matters is downtime rather than performance. Less often for everything else. Judge it on the parts and service answers rather than on the label.

How do I compare two machines honestly?

Borrow or rent both and run them in the same homes in the same week, with the same cleaners, and log the time per home and any complaints. That is a real comparison. Reading two specification sheets is not.

What if a supplier will not answer the parts question?

Treat the non-answer as the answer. A supplier who cannot say what they stock is telling you what will happen the first time something breaks.
